Permit Now
A faster path through Clark County plan review for eligible projects.
Through Clark County’s Permit Now program, Ken Small reviews your plans for building code compliance himself, in place of the County’s building plan review. For eligible projects, that can shorten the time it takes to get a permit. It’s a real County program, and it’s strict about which projects qualify, so the first step is a quick call.
How it works
- Ken designs your projectKen has to be the architect for the project. Permit Now isn’t available for plans drawn by someone else.
- Ken does the plan checkHe reviews the architectural, structural, mechanical, electrical, plumbing, and civil drawings for code compliance, then certifies to the Clark County Building Department that the plans have cleared plan check.
- The County issues the permitOnce the County accepts the plans and the fees are paid, your contractor picks up the permit. How long this takes depends on the project, the County’s schedule, and outside approvals like fire and zoning.
Where it applies: only projects permitted by the Clark County Building Department, which covers unincorporated Clark County, including the Las Vegas Strip, Paradise, Spring Valley, Enterprise, and Summerlin South. Projects in the cities of Las Vegas, Henderson, North Las Vegas, Boulder City, and Mesquite go through those cities’ own building departments.
Projects that can qualify
- New commercial buildings under 25,000 square feet
- Commercial tenant improvements and alterations
- Multi-family residential buildings built under the International Residential Code (IRC)
- Single-family homes under 3,600 square feet without fire sprinklers, or under 8,000 square feet with sprinklers
- Projects with a grease interceptor, once the sanitation district has approved it
Projects that don’t qualify
- Assembly spaces for 100 or more people, such as large restaurants, bars, and event venues
- Schools, and institutional or hazardous occupancies
- Townhouses and residential standard plans
- Marijuana cultivation or processing facilities
- Projects in a FEMA special flood hazard area
- Projects whose fire protection report calls for substantial work
- Projects that need Alternate Materials and Methods approval
- Grading-only permits, access gates, and certain other permit types
What Permit Now doesn’t cover
Permit Now replaces the building plan review only. Zoning, Fire Prevention, Public Works (civil), Las Vegas Valley Water District, and Clark County Water Reclamation District approvals are still separate, and your project needs the proper zoning, as always. Ken submits the plans to the Fire Department while the drawings are being completed, so fire review stays off the critical path.

Eligibility rules are set by Clark County (TG-701, Permit Now Program, effective June 2023) and can change. See the County’s plan review page for details.
